Estate agency is a trust business with a long gap between decisions. Someone sells a house every seven years, has no way to judge who's competent, and is choosing between three people who all claim the same things.

What Makes an Estate Agent Review Persuasive

Push gently for these themes:

The neighbourhood. "Sold our flat in Moda" is worth far more than "sold our flat". Local specificity is what a seller in Moda is scanning for.

Communication. "Called me every Friday with an update, even when there was no news." The number one complaint about agents is silence; being the exception is a positioning statement.

Realistic pricing. "She told us the truth about the price instead of flattering us to win the listing." This is the single most valuable sentence an agent's review can contain, because every seller has been over-quoted by someone.

The hard part. Chain collapses, survey problems, mortgage delays. A review describing a rescued transaction is worth ten smooth ones.

Speed and outcome. "Three viewings, offer in a week, above asking."

Where to Use Them

In the listing presentation. Print two pages of reviews from the same neighbourhood, or open your review page on a tablet. Competing agents show a market analysis; showing twenty named neighbours who were happy is stronger.

In your email signature. Every negotiation email carries your rating.

On property listings, where the portal allows agent profiles.

In your Instagram and WhatsApp profile, since a large share of enquiries now begin there.

In the follow-up after a valuation. "Thanks for showing me around today — here's what a few of your neighbours said about working with me: {link}"

That last one converts. It arrives while they're comparing three agents.

Individual Agent vs Agency

If you work for an agency, the reviews attached to the company help the company. The ones that mention you by name help you, and they follow you if you move.

Check your employment terms before building a personal brand that competes with the agency's, but in most markets having named reviews is entirely normal.

Responding to the Hard Ones

"Overvalued and it sat for months." Reply with process, not blame. "The market moved between our valuation and the launch — I should have recommended a price adjustment sooner. I'm sorry it dragged."

"Didn't return calls." The most common complaint. If it's true, acknowledge and say what changed. Never argue about who called whom.

Reviews from a failed chain. Explain briefly that the sale fell through on the buyer's side, without detailing anyone's finances. Readers understand chains.
